Better Climate was engaged by Unified Services to deliver the complete mechanical installation package for a two-storey base build development in Dromana, positioned in a prime beachfront location.

The project was designed as a base build for a future tenancy, requiring a flexible and high-quality mechanical system that would support a range of potential commercial fit-outs.

All major plant was located at roof level, with services distributed vertically and horizontally throughout the building.

Air Conditioning System

The system consisted of:

• 6 × 14kW Mitsubishi Electric ceiling cassette units

• 1 × 6kW Mitsubishi Electric ceiling cassette unit

• Connected across a 3-condenser VRF system

The VRF condensers were securely mounted at roof level, positioned and fixed to ensure structural stability, serviceability access, and long-term durability in a coastal environment.

Fresh Air System

Each indoor cassette unit was provided with dedicated fresh air supply.

• Fresh air ductwork ran vertically via a riser to roof level

• Ductwork terminated at roof-mounted cowls

• Installation allowed for compliant ventilation and future tenancy flexibility

Roof Installation

• All condensers installed and securely fixed on roof supports

• Pipework, cabling, and ductwork coordinated for clean routing

• Weatherproof roof penetrations and terminations completed to maintain building integrity

Coastal Environment
With the building located directly on the beachfront, plant installation and fixings required careful consideration to ensure durability and protection against coastal conditions.

Base Build Flexibility
As a future tenancy base build, the system needed to provide flexibility for various commercial layouts while maintaining efficiency and performance.

Two-Storey Coordination
Vertical riser routing for fresh air and services required coordination to ensure clean integration between levels and roof plant.
